What Do We Charge Our Home Buying Clients?


NOTHING? And if you contact us and ask for your $500 gift certificate, we will give you a $500 credit towards your out of pocket closing costs at close of escrow. In the Sierra Vista area and all of Arizona the sellers pay the commissions almost all of the time, with few exceptions. It all starts when a home seller enters into a contract with a real estate agent to sell their property. The commission is set at that time. The commission is broken up into two parts one for the buyer’s agent and one for the seller’s agent.

When there is no buyer’s real estate agent involved like in the case that the buyer goes directly to the sellers real estate agent the sellers agent would get both sides of the commission. If this happens and we are the real estate agents representing the seller we give the seller a 1% discount. This situation is usually not ideal for the buyer, as the buyer does not have his/her own representation and their bargaining power is reduced. Some buyers think that the sellers real esate agent will give them some or the commission. The 1% reduction we give our clients is a bonus to the seller and usually does not help the buyer. For this reason it is smart for a buyer to seek the help of an Buyer’s Agent to find and negotiate the purchase of a home or land. Should you chose on of our listings, you can be sure, as a home buyer, that we will treat you fairly even though our contract is with the seller.

So What Will We Do For You?

1 - Find the right mortgage. One of the first things you need to do is get pre-approved for a home/mortgage loan if you are not paying cash. We understand how the mortgage business works and can help you decide what type of loan and loan options are right for you. We will also make sure the mortgage company gives you a good deal and monitor that they are getting everything done once you have found a home. We will do all we can to assure you close on time.

2 - Search for properties. You can use our web site to search yourself and we can do it for you. If you click on “Property Search” on the menu at the top of this page you go to a page that will allow you to search our MLS. This is the same MLS that us Realtors search, the only difference being is that the public access site is not in real time and can be 24-72 hours behind, and it does not offer you the details that we have access to. So if you find a home/property of interest, send us the MLS number or address of properties you are interested in and your questions about the property and we will send you more detailed info. We can e-mail, fax, mail or deliver any search results to you.

3 – Viewing chosen properties. We can meet you at our office; review the properties you have chosen to look at. Ride with us, save your gas and get a tour of the areas. If you are not familiar with Sierra Vista or the surrounding small communities, we will show you around and show you points of interest. During our tour, we can take digital pictures, videos, or virtual tours of properties of interest and later e-mail them to you, or print the photos and mail them to you. This can be very useful if you have a family member out of area that will be helping make the decision of which home to chose. We also specialize in assisting out of area home buyers and getting a home in escrow and/or closed without you even being here yet.

4 – I’m from out of town; where will I stay while looking for a home or waiting for the sale to close? If you need a short-term rental when you first get to Sierra Vista, we will help you locate one.

5 – Negotiate: After you find the right property we will prepare an offer and all the necessary paperwork. We will help you determine what would be a “fair” offer price, but it is your offer and you make the decisions. We can give you lots of ideas in negotiating your offer; like having the seller pay your closing costs, carry your mortgage, make alterations and/or repairs to the home, have them provide you with a home warranty on the home, timing to close, etc..

6 – Escrow: There are lots of details that need to happen between the time your offer is accepted and the closing where you take ownership of the property. We will make sure that everything that needs to happen during this period is done. We will remind you of things you need to do and will make sure everyone else involved does what they need to do. We will attend all of your inspections and your final walk-thru with you or for you in your absence.

7-Inspections: As the buyer you will have 10 days from acceptance to perform any/all inspections of the property you desire. We recommend you hire a professional to do this. 8- Completing the loan: During the Escrow period, you loan officer will require various documents from you to complete your loan. It is imperative that you cooperate in a very timely manner with the requested information. If you need help getting the documents to your loan officer, let us know and we can help. 9 – Closing: A typical transaction would end with the lender sending the documents needed to finish the mortgage loan, to the title company. The title company will create the other necessary documents that need to be signed. Then you will schedule an appointment with the title company to sign the necessary loan and title documents. This also the time that any funds needed to close are brought in. The title company will then send the signed loan documents back to the lender. The mortgage company will check them to make sure everything is correct and then send the mortgage loan money to the title company. The title company will then record the proper documents with the Cochise County Recorders Office for title recordation. Once that happens it is your house. We can meet you at your new home with the keys or arrange a place for you to pick them up.

Our appointments are relaxed. We provide information about the selling process, selling in your area, answer questions you have and tell you what we will do for you. There is never sign here; sign now, or … we will help you on your terms. We even recommend you interview 2-3 Realtors. Full service to us means what ever you need to make your home sale quick, and as easy and rewarding as possible.

We provide our home sellers with a FREE virtual tour posted on our web site and on the MLS. We can provide you a copy to share with family and friends. You will get lots of exposure on our web sites; we get over 50,000 hits a month on our web sites. Most of our home buyers now come from the Internet (and referrals), seldom do we meet a home buyer anymore through print ads or open house, like we use to.

We will provide you, as our client, a free, no cost, no obligation CMA (comparative market analysis) during our meeting. We also provide you with information to help get your home “market ready” to catch the eye of home shoppers. We include print ads, color flyers to be taken from the home by potential buyers, professional yard sign, follow up with other agents after they show the home to see if there is any buyer interest, and if not, why not? And then get that feedback to you. We offer staging suggestions, and if the home is vacant will provide items to assist with staging a vacant home, and check on the home weekly.

So, what will we do for you?

1 - Listing Appointment: We will provide you with a no obligation listing appointment. During the meeting we will provide you with a CMA (comparable market analysis) to help you decide how to price your home. We will tell you what our marketing strategies would be for your home. We will give you literature and our opinions on how to get your home ready for sale.

2 – Listing: Our typical listings are for 6 months for homes and 12 months for land or specialty properties. If anytime during the listing period you decide not to sell we will cancel the listing, the same if we don’t deliver what we promised.

3- Preparing the Home For Sale: Prior to the first day the home will be on the market, there is a checklist of items and activities that should be done to prepare the home to look it’s best. We will provide this checklist in your pre-appointment listing kit. It includes things like pre-packing (your moving anyway), de-cluttering the home and yard/s, detail cleaning, making sure your homes “curb appeal” is the best ever and other suggestions will be provided.

4 – Staging: If your home is vacant we will stage the home. We will add things like towels, shower curtains, flowers, etc to add color and help make the home more appealing. Hi-lighting the focal points of the home. We will also visit the home on a regular basis to make sure everything is in order. If you have a pool we will monitor the pool for condition and contact you should it appear to need work.

5-Advertising: The best thing we can do in today’s world to let as many people as possible know about your home, is advertise on the internet. You will receive a virtual tour of your home, as part of our listing agreement with you. This will be posted on this web site , the local MLS and www.remax.com which is an international site. We are finding most of our homes are now selling through one of these three types of exposure. We will also provide you with a professional yard sign and color flyers. Open Houses as needed and if you want them. Print ad in the local newspaper. If any additional advertising is needed we will discuss it on a case-by-case basis.

6 – Negotiations: When we receive a written offer on your property, we will present it to you in person, usually in your own home. If you are out of area we will call you, then e-mail or fax it to you. Upon presentation we will go over it with you to be sure you understand the terms and conditions of the offer. If the offer is unacceptable, you can reject it, or offer a counter offer (our suggestion). We will help you try to find a middle ground with the buyer if it is not acceptable as is, prepare the written counter offer and deliver it back to the buyers agent as quickly as possible. You are in total control and make all the decisions we just give provide you with information and professional advice, assistance and support.

7-Escrow Period: Once the offer is accepted by the buyer and the seller, the contract goes into an escrow period until the agreed upon close of escrow date. During this time the buyer will complete his/her loan and conduct any inspections. The seller will be required to go to the title company (or they can mail them if out of area) to sign documents agreeing to sell the home and title to the home.

8 - Repairs: Part of the Purchase Contract allows the buyer a designated period of time after acceptance to conduct any inspections on the home. If the buyer determines that the home is in need of any repairs (usually done by a professional home inspector) we will present that information to you, and at that time you can agree to do the repairs, agree to some of the repairs or refuse to do any of them (not a recommendation). Like the sales terms, repairs can also be negotiable.

9 – Closing: Once the buyers loan is completed, the lender will deliver loan documents to the title company for the buyer/s to come in and sign. The documents then go back to the lender for approval, and the loan moneys are wired into the title company’s bank for closing. Once those funds are received the title company orders recordation with the Cochise County Recorders Office. Usually within the same day, recordation takes place. You are cut a check from the title company for your proceeds of the sale and the home then becomes property of the Buyer.

10-Client For Life: Once your transaction is complete we don’t just disappear. We are answer any questions and to help you with any real estate needs. Feel free to call or e-mail us any time with questions or if you need help with anything we would be able to provide for you. We will keep the records of transaction for three years.
